Paperwork

Every sale type has its documents ready in the Legal tab — vehicle bill of sale, odometer disclosure, as-is agreement, test-drive release & a deal tracker for titled flips; a goods bill of sale + as-is receipt for furniture and tools. ⚠ Cars/trailers: read the curbstoning warning before your 3rd sale of the year. Subarus — best margins

Toyota trucks — thin margin, demand floor

Every sub-$10k private truck is 200k–300k mi — they hold value too well for cheap clean ones to exist. Margins thinner (~$500–1,750) but resale is a hard floor and they sell fast.

Furniture — mid-century & solid wood

Resale is driven by brand + material + style: solid wood and mid-century modern hold value; particleboard/big-box doesn't. Net assumes ~$30 pickup/light refinish. No title or legal friction — a goods bill of sale is all you need.

Power tools — Milwaukee M18

Brand + battery platform drive resale. Small, shippable, near-instant liquidity. Lower absolute $ than furniture but the fastest turns on the board. Test it powers on before you buy; skip the $1 auction-bait listings.

Seasonal — buy off-season, sell into the cold

It's July: snowblowers and ski gear are dirt cheap because nobody wants them. Buy now, hold in the storage unit, and sell into the first snow (Nov–Dec) or the fall ski rush (Oct). This is the one model where paying for storage is the strategy, not a cost — the seasonal price swing is the margin.

Monthly P&L — real take-home

Dial in how many of each you flip in a month. Take-home = deal nets − fixed overhead ($55 storage + $85 BOP insurance) − $80/car comprehensive. Uses a conservative average net per flip — the first couple flips just cover overhead; everything after is profit.
Cars avg $1,900 net/flip
$1,900
Furniture avg $220 net/flip
$660
Tools avg $50 net/flip
$100
Seasonal avg $250 net/flip
$250
Overhead — storage $55 + BOP $85 + $80 car insurance−$220
Monthly take-home$2,690
Averages are conservative floors. Break-even is ~2 furniture flips or a single car — after that overhead's paid and it's all profit. Scaling cars raises take-home fastest but also raises insurance and pushes you toward the dealer-license line (see Legal).

Legal & paperwork by sale type

⚠ Not legal advice. Working templates only — have a Colorado attorney or the county DMV review before you rely on them. Curbstoning: Colorado requires a used-dealer license above a low annual sale count. Always title titled vehicles into your own name (never open-title flips), keep the count low, and confirm the threshold with the CO DMV before your 3rd–4th sale of the year.
